Well the tax sale auctions are coming up and I&#8217;m in Maryland and in my city if they don&#8217;t sell a property in the tax sale it goes up to an assignment sale. </p>
<p>1. Can an assignment sale (which you must pay at least one years premium of 18%)  be put it directly in foreclosure? </p>
<p>2. What are the cost involved in getting it into foreclosure?</p>
<p>3. What legal documents are required for me to begin foreclosure? </p>
<p>4. What legal documents are required for an assignment or tax lien sale?</p>

I purchased a property 7 years ago and have never been late on my mortgage, insurance or my city taxes. I have no other liens and this is not an IRS or federal issue at all. An investor bought a tax lien certificate from my county from taxes that I didn&#8217;t realize I owed. I moved out of state shortly after purchasing the property and never received anything from the county in 7 years. Now I am getting a letter from the investor&#8217;s attorney that I owe approx 6 times what my normal tax bill amount is (after adding interest and fees). The property is actually in a real bad neighborhood and needs a ton of work and I have not been able to sell it now and I&#8217;ve been trying for 6 years. I still owe about ,000 but if they were to foreclose and auction it I doubt they would get more than a couple thousand for it. </p>
<p>My question is 1st of all, can they foreclose on it and if they do, can I buy it back for let&#8217;s say ,000 plus pay off the tax lien,  and save myself over ,000 plus interest in the long run? If they go along with this scenario would it be legal?<br />
It has been over 2 years since the tax lien certificatge was sold and I can no longer pay the county because my delinquent taxes were paid off by the 3rd party investor.  I don&#8217;t owe the county anymore and I&#8217;m current except for that one year (2002).</p>

<p><i>Answer by quizzard123</i><br/>Normally, you have one year from the date of the tax sale to rescue your property.  To do that, you pay the tax authority (city, county, whatever it is) the accumulated tax, interest, and penalties.</p>
<p>Once that year is past, the holder of the tax line owns the house permanently, and you have no more rights.</p>

<p><i>Answer by DJ</i><br/>Look at the surrounding area and see if any homes are listed for sale, check real estate trends, condition of the property, location.  Location is critical.  People will pay a premium if the home is in a nice neighborhood.  Get an appraisal book from the library if you want to learn more specific details.  Or you can pay an appraiser a small fee to give you some pointers for your area.</p>

Our business went down the tubes and we owed sales tax in Arkansas; the state filed a lien against me&#8230;is this still accumulating interest? I paid the original amount and asked to be forgiven the interest and penalty, never heard a word from them and after checking with the courthouse they never received notice from the state on any payment.</p>

<p><i>Answer by Bash Limpbutt&#8217;s Oozing Cyst©</i><br/>Interest has been accumulating from the date that the sales tax return was due until the tax was paid.  If you paid only the tax, interest would continue to accrue on any unpaid interest and penalties.</p>
<p>If there&#8217;s no record of the payment, check with your bank and pull a copy of paid check.  The state will accept that as proof of payment and adjust whatever you owe to the date of that payment.</p>
<p>Penalties can sometimes be waived if there&#8217;s a compelling reason, however interest would only be waived (actually abated) if the payment date was wrong.</p>

			<content:encoded><![CDATA[<p>In April I went to a tax sale in New Jersey. Here?s what I noticed at this tax sale. There were more properties available than last year, but there were also more bidders. A couple of institutional buyers showed up who don?t normally come to this particular tax sale. At least they weren?t there in 2007 and 2008. And there were also a couple of new companies that I haven?t seen before, after talking to them I learned that one of these companies just started earlier this year and the other is into tax lien investing again after being away from it for a few years. There were also a couple of new investors just checking on what this tax lien investing thing is all about as well as the usual crowd.Most of the ?good? properties ? by good, I mean safe properties, properties that you know are going to redeem and have a decent looking structure on them, went at premium, except for one that went for 1%. There were a few parcels of vacant land and one trailer that went from 17% to 18% and there were a few pieces of undesirable vacant land that went to the township. There was one very large lien (over $60,000) that originally was struck off to the township, but one of the investors got it at 18% after the tax sale. It was a corner lot with some old barns on it.I went to this sale in order to pay the subsequent taxes on two of my liens to keep them out of the tax sale, and to see if I could pick up another lien. I was able to get a lien on a nice building lot for 18%. The lien was for around $2600.</p>
